In order to make your stay at Green House Istria truly pleasant and unforgettable, we have prepared guidelines and conditions that will contribute to creating the best experience during your stay with us.
GENERAL TERMS AND CONDITIONS
General terms apply to all customers (hereinafter: Guest) of Accommodation Green House Istria (hereinafter: Accommodation), who order and use accommodation services or other services of Accommodation for themselves or their contractual partners. A contractual relationship exists between the customer (guest) and Accommodation (Dobrovita d.o.o.) and is established at the moment Accommodation receives a request for accommodation with or without breakfast, or other services, either through the Accommodation website, phone, email, or any other online booking portal.
By this action, it is considered that the guest fully accepts the General Terms and Conditions.
Reservations
Accommodation Green House Istria strives to accommodate additional guest requests when making a reservation.
A confirmed reservation is a commitment, a contract between Accommodation and the guest, both of whom must respect the agreed-upon terms. Accommodation is obliged to have the rooms ready that the Guest has reserved and to fulfill the agreed-upon services. The guest undertakes to pay the agreed price for the services they have/will utilize. Guest does not have the right to additional services that were not promised or are not offered.
The following payment methods are accepted at Accommodation: cash, bank cards: Maestro, Master Card, Visa, payment by proforma invoice to the Accommodation transaction account, and PayPal. Advance payment for direct reservations is mandatory. The difference is settled upon departure, in cash or with credit cards.
Check-In/Check-Out of Guests
Check-In
At Accommodation, we welcome guests on the day of arrival between 4:00 PM and 8:00 PM. The reserved accommodation unit is available to the guest from 4:00 PM to 8:00 PM on the day of arrival, allowing them to start their relaxation and experience of Slovenian Istria. Upon check-in at Accommodation, a valid identification document (passport, ID card) must be presented. Documents must be valid at the time of the guest's arrival and departure from Accommodation. Each guest staying at Accommodation must have a valid document. If the guest is a minor, the responsible person must take care of this.
Staying overnight for guests not registered at Accommodation is prohibited. In the case of late arrival (after 8:00 PM), prior notice is mandatory, at least one day before arrival, as this is the only way we can welcome you and extend the expected hospitality. If you wish to explore the charms of Slovenian Istria before 4:00 PM, early check-in may be arranged based on prior agreement and at the discretion of the staff.

Check-Out
At Accommodation, we bid farewell to you on the day of your departure when you vacate the room between 8:00 AM and 10:00 AM and return the keys at the reception. You settle the accommodation costs, and we hope the farewell is short-lived, expecting you to return for a new break soon.
In the case of a later departure from the accommodation unit and if Accomodation captivates you to extend your stay, late check-out may be arranged based on prior agreement and at the discretion of the staff. Accommodation Green House Istria may request an additional fee.
Breakfast
Breakfast is available from 8:00 AM to 10:00 AM. Upon request, Accommodation can also deliver breakfast to the guest's accommodation unit in a basket or make it available in the dining room or on the terrace of Accommodation. If there is a need for breakfast before 8:00 AM or after 10:00 AM, this is subject to prior agreement.
Parking
Guests of Accommodation can park for free in designated parking spaces. Owners/guests are responsible for their cars, motorcycles, and other means of transportation, as well as items they leave in them. We are not responsible for any loss or damage.
Young guests
The maximum number of persons is accommodation is equal to the number of beds. An additional person in the room is not allowed, except for children up to 2 years old who sleep with their parents in a double bed. A crib is available for use by prior arrangement with the reception. Children can stay in the accommodation unit only with an adult, except for families or groups reserving multiple accommodation units simultaneously.
Peace and Quiet
Because good sleep is an essential part of quality rest, we ask you to pay a little more attention to any noise that may be (unintentionally) caused between 10:00 PM and 8:00 AM, ensuring considerate and pleasant stay at Accommodation- for yourself and your temporary neighbors.
Order and Cleanliness
Need an extra towel, bedding, or anything else? Guests can obtain all of this and more at the reception of Accommodation. We change fresh towels every three days of your stay, and at that time, we also clean the room if requested by Guest. If guests' belongings are on the floor, we do not move or tidy them up; we clean the unit to the extent possible. Bed linen is changed during one reservation if the reservation is at least 5 nights long. If guests want more frequent changes of towels or bedding (which may incur an additional charge), please inform the reception. We kindly ask guests to be environmentally conscious, reducing water and cleaning product consumption to lower environmental costs and care for nature.
We believe that you will carefully take care of the spaces and inventory of Accommodation so that they will be well-maintained for future guests.
Smoking
Smoking is not allowed in any indoor space at Accommodation. Smoking is allowed on balconies or outdoor areas of Accommodation. In accommodation units without balconies, smoking (e.g., by windows) is strictly prohibited.
Pets
Pets are allowed in accommodation units, specifically in apartments and houses. Unfortunately, pets are not allowed in rooms, but exceptions can be made by agreement with the reception. We will ensure that your pets also have an authentic experience of Slovenian Istria. Pet accommodation is charged according to the current price list upon reservation.
Locking the doors
Due to the safety of all persons and belongings, guests are obliged to lock the doors of rooms upon each arrival and exit at Accommodation. Main doors of reception are closed daily at 10 PM.
Safety Regulations
We kindly ask you to ensure your safety during your stay with us. Do not lean out of windows, avoid reckless and thoughtless behavior in general, as we are not responsible for injuries that may occur in the building or external areas.
Keep valuables and personal items of value with you or in a locked room. For your safety and the safety of other guests, please refrain from possessing or using prohibited drugs and from possessing or using weapons. Storing highly flammable objects, dangerous items, and items that pose a danger to others is stricly prohibited in any area of Accommodation. Using accommodation facilities for illegal purposes is also prohibited. In the event of a fire, leave the building immediately according to the posted emergency exit signs and follow the instructions of our staff. Accommodation is not responsible for theft, damage, or loss of money, jewelry, or other valuables of the guest. The guest is responsible for the property of Accommodation In the event of loss or damage to property, the guest will be charged the cost of the damage. The accommodation staff assesses the damage at the actual cost of the damage. The violator must settle the cost for the damage directly with Accommodation. The guest is also responsible for the actions of their visitors in the accommodation area and for the damage caused by family members or visitors. Accommodation has the right to charge the guest for damage even after the guest's departure, if the guest caused it but did not report it upon departure or at any time during their stay.
Cancellation Terms
Guest's right to cancel a reservation: We understand that unforeseen situations may arise, so Accommodation allows free cancellation of a reservation up to 7 days before arrival. In the event of cancellation less than 7 days before arrival, the first reserved night will be charged. If a later arrival is not announced, and the guest does not pick up the keys by 8:00 PM on the day of arrival, the arrival is considered canceled (no show). In this case, the room is handed over to another guest, and one night's stay is charged.
In the event of the guest's early departure, Accommodation is not obliged to refund the guest the value of the unused nights..
Accommodation has the right to cancel a reservation: In exceptional cases, Accommodation may terminate the contract for a legitimate reason (e.g., force majeure or other circumstances, extraordinary situations, the necessity of closing Accommodation), for which Accommodation is not responsible, or due to misleading or incorrect essential information provided by the guest or in the case of inappropriate behavior by the future guest. Payment or non-payment of cancellation in exceptional circumstances depends on agreements and laws during the force majeure.
Before changing a reservation, Accommodation has the right to make changes if urgent unforeseen repairs are needed in the reserved accommodation unit that prevent normal and safe use.
General Provisions
All prices on this page are in euros (EUR) and include value-added tax (VAT), unless expressly stated otherwise. The tourist tax is an additional payment item dependent on the actual number of persons and nights, and therefore, it is not included in the overnight stay price. On the day of departure, it is necessary to settle the tourist tax and additional costs incurred during the stay at Accommodation. Additional costs result from using additional services provided by Accommodation or as a result of damage. All outstanding costs must be paid in full upon check-out.
Mandatory surcharges: tourist tax - the price of the tax is a prescribed municipal tax, the amount of which is adjusted annually; an adult pays the full prescribed value, and children aged 7-18 pay half the value.

Final Provisions
These general terms are governed by Slovenian law. In the event of a dispute between the parties, the competent court for all disputes is the competent court in Koper.
These general terms apply to all contracts concluded from the day of publication on the Accommodation website.
